How it works

  1. Enter the home priceAdd the down payment, rate and term.
  2. Read the paymentSee the monthly payment and the total interest.
  3. Check the scheduleSee the balance year by year or download it.

From home price to monthly payment

The loan amount is the home price minus your down payment. With 20 percent down on a price of 400,000, you borrow 320,000; at 6.5 percent over 30 years, the monthly payment is about 2,023 and the total interest over the term is more than the amount borrowed. A 15 year term raises the payment but roughly halves the interest.

The schedule shows how the balance falls year by year, so you can see how much you still owe after 5 or 10 years, which matters when you plan to sell or refinance.

What is not included

Property taxes, home insurance, mortgage insurance and fees vary by country and lender, and are not part of this payment. Add them to get your full monthly housing cost.

Frequently asked questions

How much down payment do I need?

It depends on the lender and country. 20 percent is common and avoids extra insurance in many places.

Which interest rate should I enter?

The annual nominal rate. To include fees, use the annual percentage rate (APR) from the offer.

Does it work with my currency?

Yes. Amounts are plain numbers, so any currency works.

Why is most of the first payment interest?

Interest is charged on the remaining balance, which is highest at the start.

Is this an offer from a bank?

No. It is an estimate for fixed rate loans; the bank's offer may differ because of fees and rounding.
